Today we’re talking about the 80/20 rule. Now most of you probably know this, and the old expression that 80% of your business comes from 20% of your people, or whatever the case might– 80% of results come from 20% of producers, or whatever the case might be.
In this situation we’re talking about it for selling your home. What people don’t understand is that when you’re selling your home the person buying the home is only interested in 20% of it. So let me explain that. If you got a home and a buyer walks in, and I’ve worked with a number of buyers and this is exactly how it goes, buyers are gonna walk in, they’re gonna see the over all image of the home, but they’re gonna focus down on two or three things.
The kitchen’s perfect, the bathroom’s what I want, the closet’s what I want. It’s got the playroom I need for my kids, it’s got an open kitchen that I can renovate and it’s got a living room where we’re gonna hang out. The yard is what I want the master, etc. This is how it goes. It’s never about the whole thing.
It’s about that 20% that they’re most interested in. So my advice when going to sell your home is to make sure that the super great features that you love about your property are shown in the marketing. Make sure that the agents know that these are my three favorite things, these are the places where we live our lives. And have them produce marketing based on that.
